Maybe half the time, depends too on whether or not they have the inlaws or outlaws with them, and whether or not they have a house to sell first or are cash buyers. If more than two days go by and you hear nothing, you can pretty much forget it.
In Raleigh, NC, When I am the listing agent, I'd say between l/3 to l/2 of my "second showings" result in an offer.
When I am the buyer's agent, I'd say 75% to 100%. There is so much inventory here that when I take a buyer out to look at homes, we only go back for a 2nd showing to the one they are ready to make an offer on.
Sometimes....some buyers if they need a second look they just didn't like it enough to write the first time so they won't like it enough the second time either.
Sometimes they liked it enough to write an offer but wanted to see it a second time before they did.
No way to really answer because it depends on your buyers personality type.
Well, it turns out we did get an offer... quite a lowball.. we negotiated though and settled on a price I'm a bit sick about, lol... but in this market.. and the fact that we relocated.. we didn't want two housing payments for God knows how long. The inspection was on Friday, I hope things went well.
