I know there has been some debate on whether to do open houses or not but my client wants one and I'm willing to try anything at this point. What ideas can you suggest that have been successful with open houses? I already plan to do a mailing, post flyers etc...Thanks!

Do it all the most attention you can get for you Open house the better. If you are doing one in a popular neighborhood send out postcards to the neighbors. They may no someone that wants to live there. Make sure your signs go up on Friday (if allowed by city) to catch all the people driving around on Saturday.

If there are other homes for sale in the immediate neighborhood, check with the listing agents on those to see if they would like to have a "neighborhood" open house. Might generate a little more traffic.

Put it in the MLS as many open house hunters do searches on that before their tour. Also, lots and lots of Open House directional signs.

Post the Open House on Craigslist, with first wording, "OPEN HOUSE, 123 Elm Street, Anytown, 7/10/11, 2-5PM, (or apropos).
And do a nice html ad with 640x480 photos, not a postlet or crummy typical CL ad with dinky photos.

And on Realtor.com if you can.

I use Postlets | Free Listing Syndication and Real Estate Marketing Tools to advertise Open Houses too.
