Potential buyer here...
I use the our local MLS listing online and our county property appraiser website which gives home stats, previous transactions, and recent sales for the areas we are interested in. We have narrowed our choices down to 3 homes. When we are ready to make an offer, we might contact an agent. We will have done the necessary footwork, and all that we expect from an agent is to handle the paperwork. We also have educated ourselves on the "paperwork", and have a reputable home inspector, surveyor, etc. who we trust to do well by us. Really we are getting to the point, where we might feel comfortable not using an agent, and just have real estate attorney to cover our assets instead.
