When listing with an agent, what is the average amount of time a person would sign on with an agent in NY? What are some of the stipulations with that in general-ie: if the agent shows the house to someone but that person comes back 3 months after the seller/agent contract is up?
These should be specifically addressed in the contract you sign with a local brokerage.
There is no average length for a listing contract. I usually go 90 days. Then if we are close, we can extend it another 30 days. Other brokers want 4-6 months depending on the location, cost and/or condition of the property. I have seen listing contracts that last a year for upper end properties and as little as 30 days.
The brokerage you choose will want a fair chance on getting paid for a successful sale.
The holdover period is when a named buyer has visited your property during the listing period and contracts to buy your property after the listing has expired. Usually, the holdover period is terminated if you sign a new listing agreement with another brokerage.
