Yes if you are only a listing agent that would be difficult. I assume most people are doing both in this market.

Well i appreciate all the comments. I am doing lots of opportunity time, and spent the day today following up on prospects, and feeling much more confident that i will succeed. Im spending more time and effort on this, and less on my other job, and just hope my finances stay afloat as i trudge ahead!

I'm not a big fan of open houses but if you can find a good one in a high traffic area you might give it a shot. Years ago it was a great place to meet new buyers.

I'd do one in the $175-300k price range and hopefully attract some 1st time buyers who don't have a relationship with an agent.

According to the NAR surveys, open houses was the 3rd best way to pick up new buyer clients in 2010, with I believe 17%. They are not so effective at selling listings as the resulted in only .01% of sales.
