hi, we are purchasing a home from another country.
we have gone to look for a house for one weekend and worked with a great agent so, we signed a contract with her.

Now we are planning our next visit.
But, the agent is not available the entire 3 day weekend we are coming.

Can we break the contract so we can find a new agent so we can make the most of our trip (traveling from another country so kind of pricey)?

Better check the contract carefully and know the laws of the country in which you are purchasing. Have you considered hiring an attorney in that country's municipality to oversee the real estate transaction for you? I think that would be my first move in order to protect my assets, so to speak.

well we are americans living in Canada and are buying a home in Ohio.
flights from Canada are taxed a lot, so $1500 just for 2 airline tickets

Ok, that clarifies things a little. Contact the broker for the office in which your agent works and asked to be assigned a top agent available during the time period you have planned for your visit & purchase. If your agency contract is one of Buyer Agency then the broker can just re-assign the Designated Agent who represents you to a new one. You can update your paperwork on your arrival in the states and first contact with the new Realtor (a.k.a Designated Buyer's Agent).

Frankly, I'm suprised your Realtor didn't offer to have another agent cover for him/her over that weekend since they could not be available for you. Usually it doesn't come down to needing to cancel an agency contract unless there is something more involved.

they probably will but I bet they are trying to have us reschedule or are trying to reschedule their own schedule right now if that makes sense.
