It is not "the" deal you do, but the number of deals you do. He offers you a lot more than you think right now. How are the expenses of being a realtor divied up in the team spririt thing. MLS fees, brokerage fees, advertising fees, etc, etc.....if you are paying a portion of those instead of 100%, that would be fair. Just work your numbers. One thing to consider is who handles what when one of you is spending family time?

Hi Lynn,

Right now I am paid up for the year with all MLS, desk fees and E&O for the year. It was just taken out of transactions so I am clear for the rest of this year at least. He would like to split marketing and special ad campaigns from here on out. We would basically take the desk cover for each other when one was unavailable.

Our meeting is set for tomorrow. Our broker was encouraging me to join this team yesterday. He thinks its a great option for a newbie in this tough market. I may give it a try for 6 months and keep eveyone updated on how things go.

Just my .02$ but if you're going to work hard and make a career out of it I would build my own brand and name. If your maybe older and only want a semi-career to fill the need then I'd consider working for someone.

Default What ended up happening?

I'm in the same situation, what did you end up doing?

As for myself I was approached TODAY with the same offer. A top producing agent in another office but with my same broker, asked me to join his 2 man team. I've only closed 1 of my listings in the 5 months I've been a Realtor, 3 of my other deals fell through. I should have 2 new listing's coming on the market in January however i'm very torn on this decision.

See the agent who wants me to work for his team ironically didn't hire me 2 years ago when I applied for an admin job within his team, fast forward 2 years and I ran into him at a Realtor event in November and just his morning he asked me to join his team. He wants me to leave my office (which is the number #2 office in my state) to join his office which is not nearly as profitable as my current office.

He is offering me leads and my own territory as he and his partner work 2 other territories. He kick 5 deals to his partner who was only licensed last year and she ultimately closed 11 deals last year. All my listings are from FSBO's and Expireds, which is what he likes about me and wants me to do within his business. I guess ultimately I would be generating leads as well as listing homes and working with buyers.

I guess the reason I'm having such a hard time coming up with this decision is that I've only closed 1 deal however 3 have fallen through for various reasons,I'm creating my own listings but I have not worked with any buyers to date. One of the biggest issues i'm having is that if I leave his office I will have to leave my company, the issue is that my company is a mega-broker and the next biggest broker does about half the business we do.

Should I leave my high producing office to join his office even though my office hasn't really helped me get any business? I understand at the end of the day it's ultimately up to me but I've has sorted success and this agent has been consistently closing 4-5 deals a month and would kick me about 1 deal a month, we've yet to discuss commission split though.

What do you guys think I should do?

I'm sorry for hi-jacking your post but this is a huge decision for me.

Fiasco, take the education and cash. Just be sure to set the standards you and your team leader will expect (it's a two way street). Learn, learn, and learn (said to the tune of "location, location, location).

Your office may be high producing but you are dying. Give it a couple of years and then move back if you wish.
