Yes. So OP, get a copy of your appraisal and check it out. My MLS allows for a +/-10% margin of error which that falls within. A good point someone else asked: if it's more than 3600 are you going to give the seller more $$$?

I don't understand why people get so obsessed with SF. The number and size of rooms (will the pool table or oversized desk fit?) and layout is what's important. My current house is 200 SF less than what I thought was the minimum that I wanted. It looks and feels larger than my neighbor's house which has 500 SF more.

Unless your purchase price is in the $3 million to $5 million price range, you're not paying $250 per sf.

You may want to rerun the numbers, it is actually about $900,000 for a 3600 sq ft house at $250 a sq ft.

I agree, even after the real estate collapse people still seem more interested in houses as an investment, the most important thing should be if you like the house and if you are comfortable in the house.

I find a lot of the sf numbers to be wrong on our tax assessment site in MD with new construction. I'm not sure why, as plans for each house are approved with living space but its very common to find the muni sf to be several hundred sf less than their base base model.

Not sure if it helps your situation but its something I get to deal with everyday.

That's only if they are buying a box, with no land. The purchase price includes land, basic utility, upgrades, amenities, additional features and a variety of other things. The contributory value of that 200 sf is not the $50,000 the OP mentioned, unless it's a multi million dollar property.

Your going about it all wrong. Around here we buy houses by the pound. Builders try and sell the house quickly because as the wood dries out, it weighs less.
