After four days and one showing as a FSBO, I have decided to list with an agent. I have identified a potential agent that has a property under contract in my development. What questions should I ask her? Is it okay to ask for a 3 month agreement?

Look at the average time on market for your area to decide whether 90 day agreement is ok.
90 day is common in my area.

Just curious, are you burned out? Why not pay $100 and hire a photographer, and put your home on the MLS?

It is perfectly fine to negotiate for a 1 week listing agreement but your better quality agents will typically expect a six month listing contract. Not that they expect it to take six months, but it just is good business.

Hire a professional! Ask them plenty of questions, but don't expect "the right" answers. Expect answers that show that they are not answering with scripted answers but answers that are thoughtful and indicate experience.

I am emotionally exhausted for a number of reasons. I am going to have to pay 3% regardless. I figure it is worth it to pay the additional 3% to have the property marketed properly. Properties are going pretty quickly in my development but I think buyers are reaching out directly to brokerage companies. I am starting to get calls from real estate agents offering to place my property on the MLS for free. I do not trust them. I was going to list on Realtor.com and the local MLS via Owners.com. The paperwork made me feel uncomfortable and the agent has listing in multiple states. My neighborhood appeals to the first time buyer trying to get on the property ladder but the buyers are coming from neighboring areas. I would rather just list it with an agent and let her do her job. I will not give her 6 months. Homes are going in a matter of weeks. My property is turn key.

Just a quick note: it's also important to me that the realtor is either "full time" or "highly motivated." I've fired about a half-dozen realtors through the years who were more focused on something else, like another job or caring for a relative. I understand that they have a life! But a three-day lag during a normal business week (Tuesday - Thursday) to answer an easy yes/no highly urgent question from me is an example of unacceptable behavior.

Great point! I will certainly ask her. I was impressed that she got back to me so quickly. I have an appointment with her at the end of the week. Anything else I should ask?

Look at your agent's current listings and decide if they show well on the internet.

Some agents who offer a la carte services make your home look terrible.

If your home is turnkey, it should look that way in the pictures. I see homes that look dark and dingy when they're actually the opposite.

Even if you give the agent 6 months, you can cancel the contract any time before if you don't feel the agent is doing a good job.

I really liked the agent that I saw today. I felt she was right on the money with what the list price should be. I am pleased that she is a Full Time Realtor and she got a good price for her client. I have one coming tomorrow but I think she prices too low and does not negotiate. She has sold a number of homes in my community but the sold prices were unimpressive. I have another one coming on Tuesday who has in contract the highest price the community has seen in a number of years for that floor plan. I also learned that commission for my area is 2% lower than I anticipated. That is awesome.
