Hi,
What is the purpose of the "Tenant brokerage agreement"? I recently talked to a realtor who wants me to sign the Tenant brokerage agreement form, and after that (s)he will start sending me links of rental in GA. Is that a normal practice in GA and mandatory? I do not intend to enter such a bond anyway.

I'm willing to bet it's not mandatory, but it's a wise move on the Realtor's part. They have the responsibility to only bring qualified renters into the home. This agent knows nothing about you and I am willing there's a release available, as well. A rental agent works pretty darn hard for a fairly small commission. Yes, you probably could find rentals on the web, but if I were working with 4 potential future tenants, why would I want someone not agreeing to work with me to have access to the rental listings the minute they hit the market? Why would I waste my time showing property to someone that can't commit to use me for a lease?

Someone that puts a representation agreement before taking the time add you to a data base to receive accurate listings ("accurate" is the key) tells me you have located a serious rental agent. 99% of the Realtors I know won't work the rental market. The inexperienced rental agents haven't learned to insist on the agreement. You may have to find one of those. (Good luck w/ that).
