If a house you are shown while in a contract with an agent as your "buyer's agent" suddenly gets withdrawn (stating temp off market on MLS) does this make the current contract null and void? So when this house DOES come back on the market, (if it does) are we obligated to use this agent or can we use another one?
If I am unclear, please ask questions to help make sure you answer it correctly.
The buyer agent agreement is for the homes shown not the listing contract status of the homes.
My thought would be you are still obligated but of course with out reading the whole contract I could not say for sure.

NCMommy,
I am in your area and when I signed an "exlcusive right to represent buyer" agreement with my agent all of that was written out in detail in the contract. As previous posters have pointed out, just becasue a house you previously looked at was taken off the MLS it does not affect the agreement you signed between you and your agent.
Not sure if the contracts are all the same but mine was very simialr to the "sample" agreement I have attached to this post.

If you have a buyers agreement that lasts, for example, 3 months. There will also be a clause in the contract that states that if you purchase any home that this agent has shown you within 180 days after the contract expires, then you owe that agent the agreed on commission.
It should be spelled out in your buyers agent agreement.
