How close? Literally down the street! We are in a subdivision with several different builders. Thankfully they are all nearly built out...no remaining lots. But there are plenty of other me subdivisions popping up a stone's throw from here. Prices in new construction range from $210k to $280's. Sq footage range is from 1800 to 3200. At 2500 sq ft, we are right in the middle. And we're on the lower middle of price ranges.

All 3 resale so mentioned have occurred in the past 6 months.

Our realtor brought us a report of all homes in our price/size range that have sold in the past month. For every 1 resale house that had sold, there we're probably 3 new construction homes that have sold

That's tough competition. It sounds like you're priced right and it's just a question of waiting it out for your buyer. I know, much easier said than done!
