I give the general public a pass on not knowing the distinction with broker, agent, and Realtor. But when those in the biz get them wrong it's sad. I know a broker who placed an ad looking for licensed Realtors and when called on it called it no big deal. My favorite is asking an agent if the property in question was a condo or PUD. No, it's a townhouse.
That would be the sort of broker who would forward an offer with more blanks than completed fields, and not even identifying themselves as a buyers agent or sub-agent. And miss deadlines.
"Whoops. Well, no big deal."
Yeah, right. Little things mean a lot sometimes. Attention to detail, etc....
