One of my agents does a co-marketing agreement with a lender on Zillow, I think? They've done some joint postcards together too. He's a great lender and is on my referral list too. All of our clients get a "business practices" document which has business hours, policies, best way to get in touch, etc on it. I would add that to a document like that so it is clearly disclosed to any potential clients.
I only "push" my vendors about so hard. It doesn't pay to be stubborn about it, and transparency is important to me.
"Co-marketing" does not have to mean "exclusivity," and I sure don't want to imply that to any one.
I have been noodling around with a document statement on practices, ethics, etc. "Business Practices" pretty well sums it up, and may be a pretty good marketing concept in itself.
I have been approached on numerous occasions by Realtors to pick up the tab open their brokers opens, pay to go on a VA referral list, and so on. I will only participate in a 50/50 cobranded marketing where a split can be documented. I've had one gentleman flat out ask me for referral fees. I was rather shocked and ran away.

I'd never even consider doing something like getting money from a vendor. Actually just typing this is making the hair on my arm stand at attention.
