I received a call from a potential client who ONLY wants to do the following;
She wanted me to search listings for OWC (owner will carry) or AITD's (all inclusive trust deed)
Price range 95,000 and below, she absolutely doesn't want a loan etc, wouldn't say why.
Her offer to the seller would be;
$4000 down (no more)
5%
30 year amortization
Plus taxes and insurance
2 year balloon
No pre-payment.
I'm not a veteran to real estate, and I am just baffled why she so desperately wants this? As well as I can't find one single seller that will accept it. More important is why does she want this? Time is of the essence she needs to get out of her current living situation like yesterday. Thoughts please!
I agree. She cant qualify. Personally...... I would decline to take her as a client. She is looking for a needle in a haystack and wants you to do the work.
She has bad credit, she filed for bankruptcy, she knows she has a judgement coming soon against her, she wants to scam someone into letting her live rent free while she fights an eviction for several months. She's being evicted, her husband is on a sex offender list. There can be hundreds of reasons and for the most part all bad.
The answer is, tell her to find someone else. She's looking for a sucker agent and seller.
She seems like an angry pushy person who thinks they can bully their way into what they want.
There needs to be a website where people can post exactly what they are looking for. Then someone who owns such a needle could find this client. Honestly, over the years all real estate agents have gotten some "requests" from folks that maybe get their ideas from some kooky radio host or "wealth seminar guru". These situations just don't exist for the most part! Even desperate sellers are not going to give away a place to someone with obviously shaky credit. The fiduciary responsibility listing agents have to sellers would preclude them from recommending such a risky deal...
The kind of "buyer" described probably will end up renting a Mobil home in some sketchy park...
You are right that this one client is 'unusual'. The innovation would be for more mainstream buyers with special wants/needs. Either they or their agents could send up balloons when they were having difficulties locating something. But there would need to be all kinds of safeguards against random sales calls and so forth. That would be a huge hurdle.

I walked away from a Flakey guy the other day who wanted me to list his condo for lease. He had all these strange requirements, conditions and expectations. Plus his price was way too high.
It's not worth the time or money spent on these types. Best to cut your strings very quickly.
