My absolute best friends, more like family, of more than twenty years, want to move one of their businesses to South Florida.

I found an absolute perfect spot and it looks like we might start negotiations.

They told me I could be the realtor for them.

They are both Florida Realtors.

Yesterday, we all three went by to look at the location.

I have already spoken with the listing agent.

I have zero commercial real estate knowledge beyond the basics (ask for terms, cam, insurance etc).

He has in depth commercial real estate knowledge and probably should be in commercial instead of residential from owning strip malls, buying and selling commercial real estate.

I cannot and would not in good conscience keep 100% of the commission.

He will probably be doing most of the negotiating with me as the front.

What would you suggest as an appropriate split on the commission?

It will probably be in the $30,000 range after my company takes its part.

I will probably talk to them today, I just want to know a fair amount to suggest.

Do either of your Realtor clients want a referral fee since they're licensed?

I would offer the agent a 25% referral fee to help walk you through the transaction.

Why not ask him why he's involving you and what he wants? Since he was kind enough to pull you in on a situation where he doesn't need you, let him name the amount/percentage.

Our families have been very close for many years and I know this particular business he wants to move to South Florida and know the specific needs. It belongs in a particular neighborhood in a particular kind of space.

I found the space where all the parameters are perfect and brought it to them. They would not have found this space. I found it by accident.

I missed that part. I think I would still discuss it before closing. I have no advice for how much, if any referral to offer. Good luck.

I would look at it as a learning experience and offer 25% to 50% (depending upon what my gut told me was fair) with the caveat that he would mentor and teach me the proper way to do commercial deals in the future.
