I am considering purchasing farmland in rural SC for a small retirement farm/homestead. The sale prices I am seeing online at realty sites seem outrageous. One property I am interested in is about 100 acres of farm land with no forests and 2 drainage ditches. The agricultural history sites cotton, corn, pnuts and soy being planted there at various times. There are no buildings, electric or water access currently on the land. The land is off a dirt road about 1 mile from a paved road. The nearest ' major ' rural paved road is about 3 miles away. The property is about 15 miles from Interstate 20 between Camden and Bishopville. The asking price is $3500/ acre!!! It is just farm land and there is no development nearby. This asking price seems common online. Does anyone know what would be an appropriate value / acre for a property like this? Thanks
