You know? I keep reading about the short sales, but I really don't even know what they are. After reading all the threads, I've come to the conclusion I have it pretty easy in my world and don't know much about real estate when it comes to the real world.

I sell land for the most part, smart enough to stay away from what I don't understand, if I have time I learn more.

My sales are pretty simple. Their not "have to" sales or purchases, their dream purchases and sellers are people who bought for the same reason.

People buy my stuff for what they think someday they'll use it for like retirement or investment. Kids are gone or leaving the nest so I'm working with older people's expendable cash. Now they feel it's "their turn".

Mostly cash buyers, sometimes finance and if so, not a big deal. I have a lender at great rates for it if need.

I'm not working with desperate sellers nor desperate buyers. The stress is low in that respect. A lot of posts I can't relate to because I'm not in that world. I've sold some houses but avoid that if I can. What a pain in the Butt!
I could sell 2 lots, cash, close in 2 weeks and make more money with less effort than what it takes to sell a house. Here's the land, here's the info. Like it? Buy it? Great, lets close! A house... here we go.... inspections, dah,dah, lenders, dah dah. I do have great respect for you house sellers!
Here's how I sold the house. Ok, here's the house. Isn't it great! Just like new! pause. Look around, ok times up! Now let me show you the land it's sitting on!

I have that house under contract now. It's ok so far as it's on large acreage. I'm comfortable with that. The house is incindential. (not really) But I'm more comfortable with land and acreage.

Sell Land! I think that's my official new motto.

I can totally relate and echo your situation. Part of the reason for my uptick is because of the number of Florida agents who've left the business in the past couple of months. I'm expecting a record year. I hope you have many, many more good weeks ahead!

It is clearly doing something. I have no idea if price is turning or not...but we have written six offers in the last couple of weeks and we are going to do a couple more this week. All buyers. Two are shorts but both buyers can ride a short sale forever...so they may work. Most get tired after a month or so and pull the offer. But both of these can easily ride for months. Two are straightforward repos that are accepted and will go down smoothly. Two are are non-anything and will be negotiated. Both buyers will buy something else if the first does not work.

Best couple of weeks in two years. And it is not spring yet. Got a couple or three listings I would like to move...but that appears to be coming.

It is still premature but it sure begins to look like a good year...

Hey olecapt, you know that you have to produce your stats because you belong to the awful NAR and you're a realtor and salesman so you're expected to be not honest.

Hi Bill, I do believe olecapt in what he says. Even though LV's numbers are still awful (look at January's prelims), he seems like a very good realtor and the ones that work hard and are trustful will do well (like you also) in ANY type of market. I've been consistent w/that message.


So, if you're going to take a dig at me and people who question you, that's fine. What I say about the NAR and the sheep that follow them religiously is the truth. I know it kills you to hear what I say, but they (NAR) deserve it. They do more harm them good, and the sooner they get into the real world, the sooner they would make it better for realtors.
