Well I tell you from my experience. The first time I listed it to high and I didnt have a showing in over a month. This time around I listed it at a great price and I have 3 showings this weekend and it has only been on since Thursday. Mindy
I change this even more by saying... How many showings to qualified and interested buyers per week....
As a seller, I want my broker to show the property as least often as possible but with the highest conversion rate. I don't necessarily agree that it's a numbers game, and even if someone doesn't buy my house they might know someone who will... You want qualified buyers with sincere interest in your home looking at your property, otherwise your broker is wasting everyone's time.

There's an old real estate saying "buyers are liars" (I looked for acreage once to build on and ended up buying a zero lot line home on 4800 sf of land)
Some buyers will tell the agent that they want X and the realtor shows them X and it turns out they really wanted Y. Some people have a good sense of what they want and are able to provide the feedback necessary for the realtor to narrow the search. Some buyers want to see EVERYTHING on the market. (they usually get so confused they have a hard time remembering anything they've seen).
I just got back from showing a client (who was with his agent from out of town) 6 properties, he was really hard to get feedback from other than "I like this one better than the last one". I'm glad he's not my client. I showed 1 property yesterday to a client who said "I don't need to look at anything else". More than a matter of wasting time, showing property is an art form and because it's awash in the human condition, can work well or be a struggle.

I am going to have to totally disagree with you on this point. Do to the nature of social networks and the free market system the above thought is flawed. The more the home buying process is studied by academics the more we find out that peoples social network have as much if not more to do with the sale of a property. Most people refer to this as word of mouth advertising. You can have a home in all the print media on the MLS and still not reach every buyer that would be interested in your home. Someone who is just starting to think of a move may be told of a house that fits them perfectly by another that has seen the house. Now the part that the buyer should be qualified is a good point but only because of inconvenence to the seller.
