Are you talking short sale? I'm doing one with them right now. So far so good, easy, but we haven't gotten to the hard part yet..approval. Should know in a couple of days.
Long time for hold time and you have to have the right number.
As for mortgages, I don't know.

It's going to take patience and a lot of money on your end.

They typically expect you as the listing agent or their representative to personally handle the utitlities, taxes, maintanence, and other bills out of your own pocket. Sometimes these are not paid back either.
