Since you have been bombarded with calls from other agents, why not just cut this one loose as a potential and move on with another agent?
I agree with Buckhead Broker (used to live there by the way....) in that real estate agents have to view each potential listing as an investment. What many sellers do not realize fully is that the risk for marketing dollars is borne by each real estate agent. If the home does not sell, or if we think that the seller will not be willing to price it competitively, etc. we, as the agent, will lose the marketing dollars we have spent.
Every real estate agent has a different threshhold for risk.....some of us have deeper pockets from which to pull marketing dollars than others. Some of us have a stable of listings that are not selling, and are maxed out in marketing dollars. Some of us don't have as many listings and have more available funds. We each have to make the determination about whether or not to take a listing based upon our marketing budgets as well as other determining factors.
I have not taken listings before because the Seller owed so much money on the home that he would barely come away clean....leaving no room for price negotiation or repair. I have also not pursued a listing because I didn't jibe with the seller.....or thought that they would be very difficult to work with.
As real estate agents we are not all desperate to take every listing that comes our way. In a market that is moving more slowly, it is ever more important for us to carefully weigh our inventory.
Having said all of this....maybe this agent just has poor home-training!

Did you read the post. It's worked out, the agent was being courteous and not hassling the seller.
