Do agents ever boycott another agent by not even showing their listings? Sister has property listed, everything is immaculate but she is not even getting showings let alone an offer.

On market now for 90 days and only had 4 showings yet in her zip code in the month of December there were 72 sales. Her place is priced accordingly and she even dropped by 5K.

Told her it's time to have a serious conversation with her realtor.

Typically even if one agent doesn't like the other agent they'll still show the listing because the buyer wants to see it. I can't say what other agents do or don't do so there may be some isolated instances here and there.

More likely with only 4 showings over 90 days she's overpriced and I'd say probably needs a 5-10% price reduction to sell.

No. Realtors don't boycott properties their clients want to see because of an agent.

There is something else wrong… Either the property isn't being displayed well online or the price is too high.

If there were 72 sales, the market is definitely saturated with listings, and your sister hasn't done what it takes to make hers stand out. When there are lots of choices, or too many choices, there has to be something for buyers to narrow out so they don't have an overwhelming amount of properties to look at.

It could also be as simple as something is marked in the listing wrong and they haven't noticed it. Maybe it's listed as 3 beds instead of 4. Maybe it's listed as a condo instead of a house. Look at all the possible typos that could happen and see if you can pull her listing up yourself.

Hmm something to ponder. She needs to get with realtor and work on price reduction. She has no mortgage and her back isn't up against the wall, just wants to put this behind her

???? Standard contract @ 6% to be 3% to sellers agent and buyers agent, 5% if sellers agent ends up the buyers agent too

When we sold the In-Laws place in Florida, we listed with the agent they used to buy the place.
It was in a retirement community and there were at least 30 other similar homes for sale.

At the suggestion of the agent we offered a 1K bonus to the buyers agent.

It was priced in line with the others, although it was much more updated, and was under contract in 4 days.

I doubt that agents are avoiding her agent in mass. Do you have a reason to believe this?

I think you're asking the wrong question. 'Boycott' is a strong word and suggests something that's definitive in nature. The answers that you're getting are basically that an agent won't refuse to show a home that their buyer insists on seeing.

You're not paying all that commission for your home simply not to be boycotted. Your paying for agents to be actively bringing clients to your home. If there are any reasons her home or her agent are getting put to the back of the line, agent's behavior will be much more subtle than 'boycott' suggests.

But I would look at other reasons first and get the agent's perspective.
