In NC, a broker DOES have to submit anbackground check, however there is nothing in place that requires them to submit a new one upon renewal. There is something that states that they are required to inform the Real Estate COmmission in the event that they are found guilt of a crime, and the Commission will then make a decision. More times than not, a Realtor does not report the crime, but the commission is made aware of it, thus revolking their license.
I personally care my background check with me, but have never had a client request it. However, I think the good Realtors need to make a bigger deal about their credentials and qualifications. There are some rotten apples out there.....
Correct, one can hold a real estate license, issued by the Real Estate Commission, but that does not make that person a Realtor. However, here in NC Carolina, you have to be a Realtor to be a member of the MLS Assocation. Without access to MLS...you're not really "practicing"

While I understand what you are saying, there are many successful residential sales people, all over the country, who do not belong to a REALTOR driven MLS. There are now private MLS's popping up
Also, many commerical brokers / agents do not need an MLS. Same with property management or business broker.

Agree.......here in CHarlotte we are pretty slow to react to the national changes. I didn't mean to insinuate that someone could not effectively practice with MLS access.....it's just a little tougher here.

YOu are mostly correct. It is virtually impossible in most areas to practice general residental Real Estate without belonging to the MLS. There are some specialists...people who practice in some very narrow area and don't need it. I know a RE Agent in a resort community who does not need the MLS. He literally has all the listings.
But in genral GD is not correct. You can't be a regular full time residental agent without MLS access. Quite impractical.

Much has to do with the locale. There are regions on AZ, smaller areas, there are no MLS's - no need. The same is true in NV. Also, while I am not discounting the benefits of a good MLS - it is benefical to be sure - there are many areas of real estate where MLS's are not needed nor used.

General rule GD...general rule...I freely give you that there are specific cases where it is not true...I even cited one...but as a general rule. A kid starting off in any large city to sell RE without MLS is going to have a very short career.
I could not function without it nor, I suspect, could your operation in Tempe.

Again general rule...and the subject was, I thought, MLS access. Never did understand why everybody ties so tight to NAR.
