If my house is currently listed, how long would it need to be off the market before it showed as a new listing again?
The listing agent we have totally messed up and left a lot of stuff off the listing (like all appliances staying, closing costs, etc) so I think we have missed some opportunites. We listed on Jan. 10 and the 3 month listing ends on 4/10. I'm really tempted to try another agent/company. We bought our current home from her as new construction and will be buying another new construction through her. I just really question her ability to sell existing homes in this market. Anytime I ask her anything, she kind of blows me off or gets huffy that I would question her. Our new home is currently under construction (with a contingency) and we really want this house to sell. I've been bending over backward trying to come up with things to get our house noticed but I don't know what else to do. I finally got her to lower the price $2000 and really think we should go down another $3000 but she just doesn't want to hear it. I'm ready to scream. Thanks for any help you can give.
Usually the agent is the one who wants to lower the price.
Out of curiousity, how did you find the agent, and how many other agents did you interview? Sounds like there's a disconnect there.
I would advise that you contact the agent's broker-in-charge, who actually owns the listing to negotiate. The listing agreement is a contract between you and the brokerage, so if you don't understand the terms of the agreement, you should seek legal counsel.
From my understanding (I am not a Realtor) if you take the home off the market and put it back on it will show the new days on market. However... any buyers agent worth their commission can check the history and it will show that it was on the market for those 3 months.
So if what you want is to start with a new Realtor, marketing plan and strategy that is fine. If what you want is to make it seem to buyers like your home is "new to the market", that plan won't really work.
