How many of you have pocket listings? Do you like keeping pocket listings before actually MLS listing so you have more real estate commission? How have pocket listings work for you?
Pocket listings (listings which are not on the MLS) are not allowed in my brokerage, or any brokerage that belongs to our MLS.
Same here. We have a "pre" status which are listings you are getting prepped for sale. They are required to be in the MLS within 48 hours of executing the listing agreement.
I don't have any pocket listings, and wouldn't actively pursue any. Of course, I attempt to avoid dual agency which is the core reason for an agent to pursue pocket listings.
But... It would be a clients' rightful decision if they did not want the property listed on MLS.
We are not required to publicly list on MLS here.
As MLS members, we do have to submit a seller-signed document that the property will not be listed on MLS. But, that document is not public either.
Interesting that in some areas broker/MLS members are required to withhold brokerage services from sellers who don't want to be listed on MLS.
That seems to be a fundamental choice that a consumer should be able to make.

We used to have an opt-out ability, but they removed it from the by-laws. It has to be on the MLS available for cooperation, but it doesn't have to feed to any public facing sites.
