when you say "last year", do you mean closer to December 2018 or closer to January 2018?

If the latter, and it's well known your area has appreciated the amount that you're raising the price, it's no problem.

There's no price history on my house, because I bought it new before price histories were even a thing, and I have never put it on the market. I have nothing to hide.
