As a real estate blogger, I have read many a blog about clients. I know I am always looking for good blog material, so who know maybe it will be a win-win. You find an agent that works with your schedule and gets your house sold and they get 10 good blog topics out of working with you!

If the dogs are in the backyard then you can set it up as a "call and show" with a note on the listing that friendly dogs are in the backyard. Shouldn't present any issues. The agent should be able to meet the appraisers and inspectors because they'll make appointments. You are unlikely to have issues. Find a good Realtor, get it on the market at the right price, and it will sell.

If the home goes under contract I WILL make myself available for whatever arises.
I was unaware a RE agent would do something like this....kudos to those that will. I'll call and discuss the situation first, if they express an interest then we can meet...I don't want to waste their time or gas, and I'll let them represent me when I turn around and purchase another home....this time with a fence in the backyard only
I understand peoples apprehension with dogs, surely do...I've done volunteer work with German Shepherd rescue....the only thing that ever happened to me was one dog in particular gave me a black eye.
I do appreciate all the feedback offered.
