Agree with all of the above. Your agent knows and understand Fair housing laws. You could unintentionally jeopardize their license, and both of your pocket books!

Craigslist is a great tool and many agent websites (such as P2) allow for free syndication to this as well as many other sites. Your agent may have already done this.

Another important note, to anxious sellers... PLEASE BE SAFE! Do not allow drive by showings! It happens all the time, that a "supposed" buyer sees your sign and knocks on your door. We all know you are anxious to sell, but it is not worth a theft (esp jewelry and prescription drugs) or worse, your life! There are reason's we utilize lockboxes and showing services to have customers escorted thru your home!

I concur with the recommendations of the other real estate agents. Verify with your listing agent if your property has been listed at Craigslist. If not let him post this. Ask your agent what other internet sites was your property posted. Also, if you really want more exposure of your property consider posting at it at Postlets.com, classifiedflyerads.com, zillow.com, kijiji.com, point2nls.com. Ask your agent to include a visual tour of your property (i.e this is a plus!!!)

I would not be scared to post a listing on Craigs List. So long as you use common sense you are extremely unlikely to violate the law. Since you have so much time on your hands, feel free to look up what is and isn't allowed.

From a practical standpoint, if you are concerned at all about your relationship with your agent, it's probably best to let them be in control.

I agree that sellers have to be safe!! No question about that. But can you explain how much background checks are done to see what kind of buyers goes to a sellers home? A pre approved mortgage isn't proving anything to me, because if a couple comes and 1 is a criminal and the other not and one has been pre approved...or fake id!!!

By "targeting" I just meant people with dogs or kids, because of my large fenced back yard. Didn't mean to get any fights started in here...

I have a new listing and the owner posted his own website of it too.

Honestly it didn't bother me but I'll tell you, it's a sorry site. He claims he's getting all kinds of emails from it. It does not have his email address on it to even contact him & no phone number. It says, email me for my phone number! No name. The site looks like a scam and the pix are lousy.

I have him posted on craigslist, landsofamerica,my franchise web, my web, and 2 other webs and brochures. I do get lots of emails and calls on my advertising and I think it will sell farily quickly, but I sure have a hard time believing he's getting all that action just on his one website that is brand new, no time for search engines to pick it up yet and his cryptic message to email him for a contact name. Dahhh. Whatever. I didn't care.
He'll have to pay me if he finds a buyer anyway. As long as he doesn't attach my name to claim on anything he posts I don't care what he does.
I may not touch any contacts he may come up with as I won't know what the heck he might have said to them, I can see that could get sticky.

I think if your agent is your "agent", yes you should contact that person for approval of the wording for sure to make sure you're following fair housing laws and make sure they are ok with you doing that.
I don't work in an agent capacity for anyone if I can help it. So their "torts" are theirs, not mine. So I don't care what they do as long as they don't say I "represent" them.

Did you tell your client this? If you aren't going to follow up, at least you should let him know so that he can follow up with these people. And you should not accept any commission if he finds a buyer and you refuse to work with them, even if you have an exclusive right to sell agreement, just as a matter of principle.

It sounds to me like you have a misunderstanding of agency law. Principles (the seller) can be held liable for certain misdeeds of their agent, not the other way around. There may be some exceptions, but generally speaking, if the agent doesn't have culpability for the bad act, they are not liable just because they are an agent of the person who did the bad act.

I would suggest you discuss this with your agent so that the ad in craig's list refers potential buyers to the agent's website or provides the agent's contact information as recommended by your agent. Your agent will want your listing to have maximum visibility and will probably be eager to discuss this opportunity with you. Good thought and good luck.
