What does this response email mean??
(I asked if there was an MLS number)

Itís not on the MLS and the sellers are dealing with principles only right now.



No broker co-op.

It means the property is for sale by owner and the owner is not willing, at this juncture, to pay an agent to bring them a buyer, assuming the buyer makes them an offer that meets with the owner's approval.


It's an ackwardly worded response. Where did you learn of this property? And who did you make the inquiry of?

I am not looking for specific names, just a sense of this situation.

Some FSBO's don't want to deal with an agent regardless of who pays them. This tells me they don't want an agent to bring a buyer, even if the buyer paid the agent directly.

I saw it on Craigslist - they had a postlet

But there was a real estate agent responding and representing the postlet??

Agents can represent a seller without it being in the MLS or offering compensation to a buyers agent.

There are also situations where a seller will not list but will tell an agent they will pay $X if they bring a buyer.

Or the agent is also the seller.

then imho if they are using a real estate agent, that agent/brokerage is not willing to work with any other agent or brokerage, so for now, they are just going to work through dual agency, where that agent will represent both the buyer and seller in the transaction. It's legal and can be done. So, if you dont already have an agent and want the home, feel free to respond. Sometimes a broker/agent will try this approach before opening it up to other agents........so if it doesnt sell within a period of time, they do decide to go into the mls and share the wealth, sometimes not

Could be he bought it - the seller bought the house in Oct and is now selling

Plus the real estate agency is in a town over an hour away from the market he's selling in
