Is this standard for vacant land in Florida for an independent realtor?

I used to charge 10% for vacant land.
As things boomed I did come down to 7% sometimes but am now back up to between 8-10% depending upon the parcel.

It all depends upon the realtor, the subject parcel and the area.

I know there are some that will go as low as 4-5%. Just interview a few and see what each will do to help get it sold.

My rational for the higher commission rate for vacate land is based on the value of the property. Much of the vacant land in my area is valued below $10k. So at 8% the brokerage fee would be $800.

I still need to market the lower priced property; take photos, color fliers, full color print ads (part of a full page), place a sign, enter into MLS, Craig's list, pay a brokerage transaction fee, offer a co-brokerage fee, etc.

There is no standard, and commission is negotiable, as is service level.

There is no 'standard'. My rate changes with the value of the land, how quickly a deal can be made, etc. I've seen listings taken with 10%, I've seen listings with 4%. Different factors come into play that determine the rate.
