As long as you are licensed by the state you can act in a real estate capacity. Whether or not you have MLS access is another question. 82% of MLS's require membership in a Realtor association in order to be a member of the MLS.
The NAR has nothing to do with your state laws of licensure. The NAR issue is one of access to the MLS.
When you cut through all the brush you can sell homes but it is likely impractical.
I know a guy who is the starter in a golf club and finds three or four clients a year. He refers them to someone else. That is legal.
To actual show homes without being an MLS member is legally possible but pretty much impractical. You have to negotiate an arrange for each house you want to show. And the other side does not know how to do it.
Might work in some rural area where everybody knows everybody and the MLS is not real.
Yes. You can. As stated above you can be a licensed sales associate or broker and not be a member of the Realtors® association. But. Make sure you get commission agreements signed prior to showing. You are not covered by commissions offered in the MLS if your local association requires membership in FAR/NAR in order to be a member of their board.
You also still have to have your license with a broker if you are a sales associate.
You can, if you can't afford the dues, become a referring agent and get paid commissions that way without having to pay any dues.
In my area if you do not pay your association dues your MLS access and key card are shut off. You would not have access to lockboxes to show properties. Check with your broker on how it is handled in your area.
