I think I can get between 4 and 6 tracts out of it. It requires well and septic to be put in on each lot.

I currently have it as a FSBO owner finance in 1-20 acre tract, 2-10 acre tracts 4 5 acre tracts or any combination. It is 45 minutes to the nearest city (Tulsa) 40 minutes to OSU (Stillwater). It had two MH on it so there is one well already, as well as a septic somewhere (haven't found it yet).

I am thinking of building a series of small (1200 sf or less) houses....two bedroom, two bath, LR, Kit and dining with a 12 x 12 loafing shed for hay or horses. Targeting DINK's or Boomers who want a simple uncomplicated, affordable country life. Looking at selling for the $130-$150 range. I think I can build for between $75-90 and be pretty green. If we can get a low operational cost combined with low maintenance, combined with a low entry cost, I think it will market well even in this economy.

What do you think, what would you do?

Subdividing in my market typically yields greater ROI. I'd suggest 3/2's though rather than a 2/2.

I was about to suggest the 3/2 as well. Dinks and boomers typically like to have an office/craft room and still have a room for grandkids and family to come over and stay.
