Oh I see only if they are "aware" huh? thats a hard one to prove in court. basically its worthless than... what I'm saying is that if they say no and the roof needs replacing within a sertain period of time... the seller should just have to pay. Period.
what happens if they check off no representation??? you say its a red flag. I call it a loop hole and at least in my area the seller will pay me $500 (almost nothing) which is not alot but at least they have to pay.
Actually, it's not that hard to prove that they may have been aware of a problem and failed to disclose it. Let me give you an example: I had a client interested in a house, we put in an offer. We had an inspection done on the siding because it looked suspicious (hardboard had been covered over by vinyl and was rottening). I advised my client to back out of the deal and we found another house. The listing agent then put the house back on the market as being in "good condition". However, because we had the inspection done and I kept a copy of the emailed report that I provided to the agent we could prove that he was indeed aware of the problem. and therefore the seller was aware. There are other ways too if you have a smart agent. That's just another reason to have a Buyer's Agent working for you.

Are you directing this statement to anyone in particular or just talking out your a.. again? I'm not upset with your opinions I just wish you'd learn to express them in a mature way. If ethics upset you that's your problem.

why is it whenever someone sais anything about a Realtor they are slamed by the same? don't we all have a right to our own opinions? they are based on real life expieriences. It is fact that there is mestrust of Realtors out there... get over it!
Sorry, how about I tell you that you will probably end up overpaying for your home. You wont know about the area ie what's going on with local laws etc. I had a seller who bought direct didnt know about CO issues didnt know the local town was overtaxing them etc until I went to put their place on the market. Get a Realtor. They know their stuff.

I got the CMA of entire city all sales in past one year from a friend's agent.
So why do I need an agent now ?
I am better off finding my own inspector instead of my RE's inspector who will not find any faults so as to help close the deal faster. Otherwise he wont get repeat business from the RE
Plus my agent is always pushing me to up my offer way over market price.

Otherwise he wont get repeat business from the RE I refer inpsectors that my other buyers have liked professionally. I don't care if you don't buy this house because of inspection issues. But that you are happy in your house buying experience.
