many veteran brokers would have a difficult time passing the associate broker exam,,because ,,many many details you dont have to work with every day,,
however,,you are correct in saying,,,what you should or have to know is endless,,,thats why i have a hard time with arrogant brokers, have very little tolerance for them,,

around here,,every school district has adult (continuing) education, whether it is hobbies,,,or history or math,,,,,this is not g.e.d. or diploma ,,,,this is for adults,,that need brushing up on many topics,,
check out the flyers in your area,,,,and if there is no "classes" or instruction on "how to buy your first house" , maybe you can look into teaching it,,, you,,,make a 20 point teaching guide,,and hand-outs for first time home buyers,,,you can bring in a mortgage loan officer or broker,,,have them go over qualifying,,etc, im sure theyll do it for free,,,
also show them ,,many different sites to search the regions,,
,,the success of this,,depends on how well you do as a teacher,,NOT a salesperson,,,,,let them come to you and they will,,,,

I do carry pepper spray and wear pointy shoes. I totally understand the point you made about other agents and I think it will work to my advantage. I reply to calls and emails and I don't understand why so many do not? I've taken some of those classes and would feel totally comfortable teaching one, great idea. It's a good idea to help people, keep my brain on top of things and if I get a client or two that's even better!

Hi Gruffles,
We can't stress enough the time and money it takes to get real estate going. Rapture is right about all those items mentioned. I had almost 2 years of reserves when I started and I live in a major metropolitan area. I've blown through most and I'm still in debt. The market has adjusted and people aren't buying like they were...or actually should have. I'm beginning just now to have steady work, but its going to take quite a bit more.

But on the bright side, it is really cool doing this work and I wouldn't change anything. Its challenging and scary and there are many rewards in addition to the money.

One suggestion....check out the competition in the area so you know who and what you are dealing with. Good luck.
