the bad realtor reputation seems to be real,,,,yes most is born out of bad dealings with realtors,,,but some of it,,is that realtors,,,are the target for blame,,if any deal falls apart,,or if the terms and conditions arent met(contingencies,timelines,etc) even if its out of your hands,,we get blamed,,
you just have to make sure you do your part,,to uphold a good reputation for yourself,,,play this bad-rap to your advantage!!
and rapture,,dont assume,,just because you are new,,every other broker knows more than you do,,,i made that mistake,,early on,,
many veteran brokers would have a difficult time passing the associate broker exam,,because ,,many many details you dont have to work with every day,,
however,,you are correct in saying,,,what you should or have to know is endless,,,thats why i have a hard time with arrogant brokers, have very little tolerance for them,,

around here,,every school district has adult (continuing) education, whether it is hobbies,,,or history or math,,,,,this is not g.e.d. or diploma ,,,,this is for adults,,that need brushing up on many topics,,
check out the flyers in your area,,,,and if there is no "classes" or instruction on "how to buy your first house" , maybe you can look into teaching it,,, you,,,make a 20 point teaching guide,,and hand-outs for first time home buyers,,,you can bring in a mortgage loan officer or broker,,,have them go over qualifying,,etc, im sure theyll do it for free,,,
also show them ,,many different sites to search the regions,,
,,the success of this,,depends on how well you do as a teacher,,NOT a salesperson,,,,,let them come to you and they will,,,,
