Let me just say it this way. I love to help my buyers buy a limited service listed property because every time I have, the seller got a disproportionate bargain. I have never seen the seller save the cost of a full service listing.

I have no problem with them, and I disagree with tomocox. I think some folks that choose to handle their own negotiations do just fine and don't give the buyer a disproportionate bargain. I have seen sellers save the cost of a full-service listing. Honestly though, they were typically investors who were really savvy.
I have also seen some doofus agents give their clients really bad representation. Don't make judgments about the model of service and compensation, make judgements about the competancy of the agent representing them.

Amen, sistah!!
There is a method for everyone out there, and the limited agency serves its purpose, as does the full-service model and strict FSBO. It's all in what the seller feels comfortable with.
I also disagree with Tom, for the record. I have used limited service agency several times as a seller and feel like I got a better deal because of it.

Good folks in all walk of life, and when working with the fsbo or limited services, you usually know exactly what to expect. Some do a great job, but just like some of the full service agencies, you sometimes get bad representation, and most have no service attitude, to help out the seller, such as advising, showing, and most do no handling of much, and most they do, is submitt a few picts, and put on the mls, and many out there now, just posting in the mls. So sometimes a few good ones, but fairly limited.

I appreciate and understand your thoughts. While your experience may be different than mine, I just know that the difference in the results of a professional listing agent offering full service is always greater than the savings offered by a limited service listing. Not about to suggest that this is always the case, just my personal experience.

I'm confused. You just said "I just know that the difference...is ALWAYS greater," and then in the same sentence said you weren't about to suggest that that is ALWAYS the case, just your personal experience.

In my personal experience, it has "always" been worth the seller's expense to hire a full service Realtor. This is obviously a limited experience as I am just one amongst 1,000,000 Realtors. Other Realtors may have had just the opposite experience as I have had.
I was just responding to the two members who disagreed with my earlier post by giving personal experiences, not just hearsay.
