Buyer's agent tip
Is it customary for a buyer to tip or give a gift o some kind to their agent?

There is no custom in my area to provide a gift to a buyer agent. Whether or not you want to depends on how you feel about your agent.

Customary ? Not really. We get paid out of the commission at close. Appreciated? You bet. A nice treat is always fun.
Even better? LOTS OF REFERRALS -- a night at good restaurant or a bottle of wine lasts but one night. Talking up the great service you got from you from agent to EVERY ONE YOU CAN will result in YEARS of income streaming in bit by bit!

My agent seems to be going above & beyond to get our deal made, even though it probably is on the lower end of the market.

Even a small gesture is greatly appreciated. We had an older first time homebuyer working with the self-help credit union to buy a very modest home and at closing she surprised us a fresh loaf of Honey Wheat bread and a jar of jam from Great Harvest Bread Co. We were really touched that she would do that for us.
We liked the gift so much we bring thier baked goods as closing gifts to most of our clients.
Of course the best gift are referrals as stated above.

I am glad to hear that you had a great experience and know that he/she went beyond the call of duty in terms of service. I am sure that they know that you are appreciative all their efforts.
For me, the gesture of even a card has always made a wonderful thank you gift.
Please make sure that everyone knows of the great job your Agent did for you. Referrals are the best thank you ever

It's certainly not common. But I've had clients give me gifts. It's a nice feeling.

Yes, it is nice to be appreciated. One of my clients gave me some salmon he caught in Alaska and brought down with him when he closed. Very good  .

I wouldn't say its required or even implied, maybe a thank you card and tell them you'll refer them to friends and family. Seems appropiate to me. But if you want to give a gift nothing wrong with it.

It's not customary but certainly a very nice gesture. As others have mentioned referrals of your friends and family are hugely appreciated. You also might want to consider writing a letter describing how happy you were with your agent's service - he or she will love having it to present to other future clients. Or you could add testimonials on sites like Yelp or LinkedIn.
