I have no sense of the "hardship" in this particular situation.

Just tossing this out there.....for discussion purposes:

What happens if the OP "suddenly" becomes current on his mortgage?

Is he paying cash? Or can the house appraise at 'full value', which I'm assuming to mean that he will pay the mortgage, any past due, all closing costs and the Realtor® fee? Those are things to make sure of before messing with anything, but I too would advise speaking with an attorney. No one can force you to go through a short sale when you no longer need to.
