It's the same here in Northern Virginia as well. At a sales meeting last month, my broker mentioned that on that particular day in '08, our county had over 10,000 listings for sale. On that same day last month? About 3300! Buyers are suffering for lack of choices. I just left a message yesterday for the owner of a withdrawn listing, practically begging them to let my buyers take a look at their property.
I handle horse properties, and I've been known to not only look at expireds, but also to put letters on the gates of horse properties that my buyers thought looked promising, that weren't on the market and hadn't been! And had it work successfully for buyer and seller. Yes, horse properties are few and far between and sometimes you have to go that extra step to find the right one for your buyer.

I'm hoping that the Spring/Summer selling season brings out more organic listings. If not, I'll be sending letters to homeowners of homes that my buyers are targeting.
