Okay, I get it now
I will admit to being "one of THOSE people" here on the forum boards... you know the type - can't really see how the realtor is earning their % when I'm doing all the online searching and researching.
But tonight is the night before our close (we hope - were scheduled for Monday, but that's part of the story) ... and our realtor has earned EVERY CENT and THEN SOME of his commission!
Mostly, he earned it in the last 2-3 weeks. And I suppose Monday night's phone call, threatening to "walk, find a rental and try again next year" probably didn't do wonderful things for his blood pressure.
Yet, through it all, he has remained calm, upbeat and hasn't made me feel like he's ducking my phone calls - and let's be honest - there are times even my own father ducks my phone calls!  
So, I take it back. I now understand that FINDING the property is a teeny (albeit important) part of the process. It's all the stuff happening at the END of the transaction that makes me grateful I had this man in our corner!

Glad ya seen the light!
I'm currently wrapping up my state licensing training for RE Broker here in FL. I learned a lot of the law, contracts, etc, during RE sales associate training, so some of this is a review. But, the amount of liability that RE pros carry with our license is simply astounding. There are so many i's to dot and t's to cross, it's nearly overwhelming. If your agent is doing everything they should be doing for you, before and after closing, then they're certainly earning their paycheck. I'm very happy for you, and that you've got a good agent.

Going on line and picking out houses is about 5% of the process. If you're inexperienced even picking out those houses at best you'll hit about 30% that are decent. I love posters who come on here and say "I can find my own off the internet".
It takes a lot of hard work, experience, education, people skills and patience to be be a real estate agent. The good ones make it look easy but it's one of the hardest jobs anyone can do. You've got to be a very good business person, that's why the failure rate is very high.
Thank you for understanding how hard your agent has worked for you. Send him / her a bunch of referral business.

Thank you for recognizing your Realtor's hard work and the reality of our business. It seems like every deal has a crisis. THAT'S when your Realtor is invaluable. When it hits the fan. And it DOES hit the fan. Often.

That's awesome...I love reading posts like this. All of the information we have is available online...if a listing isn't "just listed" I don't even bother sending because I know my clients can see what I see online. Like your agent, my value is evident in the "contract to close" phase of the process.

If the mortgage broker's worked in an timely fashion and employed common sense I wouldn't call out your post, but as it is something needs to change in the mortgage departments. Lenders make the transactions stressful.
