I forgot to add, in driving around my neighborhood yesterday I did meet one agent at an open house. He owned his own brokerage with he and his wife both licensed, her doing their market research. We talked for about 20 minutes. He pointed out his low commission rate (4% to 4-1/2%) and was very excited to point out that if he represented both the buyer and the seller he would cut the total commission in half. I found it very hard to understand him due to his thick accent, not quite sure what country it was. Needless to say I'd rather have a poke in the eye with a sharp stick than have him sell my house. Still, I admired his enthusiasm.

2. Call a large RE firm and ask ... what? Ask them for their best agent? Most experienced agent? One who has sold most houses in my local neighborhood? Or does that get me next random agent, same as a above?

This is my vote. Does your community have anything like Reader's Choice awards? Our local newspaper did. It just so happened that the realtor who sold our house was with the agency who won last year and the past several years before that. I could see why they were number one, they did a great job getting our house sold.

Every agent you interview should give a thorough, honest CMA. And don't let them make you sign a 6 month listing agreement, I think those are too long. It's how we got stuck with a dud for 6 months, and his broker was no help to us. I think people should be able to get a new agent if the one they listed with isn't working out.
