Go with the agent that you like (because chances are that if you like her personality, so will others) --- but tell her that you will only agree to a two or three month contract with her since she is so certain that she can get you more money based on her marketing plan. That way you are free to use others if she turns out to be all hype. In my opinion- ANYONE can sell your house if it's priced low enough (even you- use an MLS listing service- I've sold two houses myself and saved a FORTUNE in commissons this way. Pay a real estate attorney several hundred bucks as opposed to 10's of THOUSANDS to do the closing paperwork for you.) Also, it is commonly said that the first offer you get will be the amount that the house will sell for in the end- so weigh that offer VERY carefully.
P.S. You will find that all of the realtors who responded here will soon have a field day trying to dispute the "sell it yourself" and save BIG time concept- but the $8940 you'd save on commission of a $149,000 sale would go a long way toward any shortage in your sale amount vs. amount owed IMO...
