I don't think I have talked to anyone lately who would actually prefer a 3/1. Having only 1 bathroom is a very definite negative in sales and rentals. I would either buy the 2/2 or plan to use one of the bedrooms as a bath. If 2 are side by side, you could make 1 bedroom a little larger and then add a nice bathroom and maybe large closet to make a nice little master suite.

I have more need for usable space than I do for bathrooms. I didn't even bat an eye at the fact that the four bedroom house I was about to look at only had a single, small bathroom.
Then this is probably a moot point anyway because the cost of doing an addition on your house is most likely prohibitive to most.
That being said, it is certainly much more likely to have space for a bathroom vs. a bedroom. If we are talking a half bath that can pretty much be done in the space of a closet.
If all else is equal, including total sq. footage, then the 3/1 has to have smaller rooms and no more usuable space. Any 3/1 I've ever seen was much older, too. I don't think they even make them anymore.
I would also think that an extra bathroom is more valuable - a bedroom is just a few walls and a floor, a bathroom requires plumbing, toilet, sink, etc.
Most importantly, sharing a bathroom with someone else sucks. What's worse than going to brush your teeth and smelling someone's #2?
Thanks for the input everyone. After giving this some thought I think I'll go with my initial instinct which is 2 bdrm 2 bath. I'm single no kids and the extra bath would be more beneficial than an extra bedroom. Btw, I live in Los Angeles and I have found that 2 bdrm 2 baths are usually more costly than 3 bdrm 1 bath, all things being equal of course, which is why I considered the 3 bdrm.
