Can I require my realtor to show my home and property only to pre-qualifed buyers? And can the contract with the realty be amended to require this?

I don't want just anyone coming onto my property and into my home for security reasons but also because it takes precious time and energy to get the house ready for a showing.

I believe you can. But honestly, a pre-q letter isn't hard to get.

You can, but your realtor probably won't be showing to anyone they know isn't prequalified. There's no sense in getting it put into the contract. Your realtor doesn't want folks in there that can't buy the house any more than you do.

What's the price of the home? It's more of an issue on higher end homes than anything. Usually their buyer's agent has already done their homework and wouldn't be out showing them if they weren't qualified.

Maybe ask your realtor if a comment can be included in the MLS info "Pre-Q letter must be submitted with offers" ...... perhaps that additional info will discourage lookey-loo's ....dunno...

Nobody around my area has those sorts of restrictions unless we are talking around 10k plus sq ft and in the millions/gated communities.

Seems strange to diminish your chance at selling. Only realtors can show your property.

If you think that wealthy people who can afford your house are more likely to be tidy and/or not thieves, you're mistaken.

An agent recently showed our home. It seemed to both my husband and me that this couple probably could not afford our $500K home (I know one shouldn't judge by appearance, etc.) but they weren't asking the kind of questions one would expect from a potential buyer and seemed they were looking more for ideas for building their own home. I have no confidence in our realtor (but was the only one who'd take the listing--but that's another issue). From what I've seen, many agents here here do their homework. The agent from the listing office who showed my house had no driving directions, showed up with no info sheets for the buyers no business card, and couldn't answer any of the buyer's questions.

Good point about wealthy people---I know and this is why I near leave anything out of value during a showing--and that includes prescription meds in cabinets, too.

Yes, you can ask for this stipulation. I've been a realtor for 15 years and I'm all for it!!!!!!!! Why do I want to waste your time or mine showing someone when they can't buy!!!!!!!!!!! I say a letter before you walk into my office!!!!!!!! I've had a lot of looky loos wanting to see how the Jones's live or get decorating ideas. I could of been focusing on real buyers.

Now boo me for being no nonsense, I'm ready!!!!!!! lol
