What would be the typical fee or commission for an agent acting as a Transaction Licensee (TL) instead of a buyers broker?

I found a FSBO on my own and want to possibly just use a TL in lieu of an agent or attorney (which I guess isn't very common in Pennsylvania) to help close the sale. We did this once before inPpennsylvania about 10 years ago and I'm thinking he only charged us around $700 but my memory could be off. The one person I contacted so far said he'd probably charge about 1%.

If an attorney would be cheaper. I'd also consider that but I was assuming they'd be more expensive.

Tough legal call on this one. Please pardon me as I shoot myself in the foot, but, more than likely at this point, I'd probably go straight to a title attorney.
