Hi everyone, I've already signed the contract (had it reviewed by two lawyer friends) but do I still need a lawyer for the rest of the steps? Do I need a lawyer to review the title and for closing? It's a new construction home if that makes any difference. Thanks!

Ask your agent. The answer will depend on your location.

I'm buying in Texas and I don't really have an agent. I am working through a real estate broker whose best interests lie with the builder.

Attorney fees for most RE transactions are modest.
I'm not aware of any examples where such wasn't money well spent.

Too bad...it appears you need guidance. Only local people can answer your area specific question. I guess you could ask the builder representation what the normal process is there.

Once upon a time I was purchasing a new constuction only to find that the house they built was different than the one contracted. The builder stated they had informed me of the changes yada yada.
At any rate I did get my money back without a lawyer but if I had it to do over I would have had a lawyer from the start

My last two homes were new builds. Neither a custom build. Both in small developments. 100 homes, 80% built out. 8 or so models and tons of options to choose from. Both developments operated under an HOA.

I found the development. I toured the models. I understood it all. The builder had an on-site sales rep. whom I mainly dealt with. I saw no need to add another layer such as a buyers agent and more then one tried to convince me to use them as such.

I walked through the house about every two weeks. Had some discussions as it was being built. Even made a few changes. Had some minor issues with what I wanted/expected but nothing went far enough to cause any major problems.

I used the sellers (developers) lawyer. They are a well known law firm with an outstanding reputation and one partner who specializes in real estate. Had it been otherwise, I might have gotten my own lawyer.

We closed 11 months ago and I am happy as a pig in mud.

Since its a new title and no lawyer, etc has ever seen it before, YES, you need a lawyer to look over the title and get a title search done. Especially because its new. With old properties, it may have changed hands a dozen times with two dozen people looking for mistakes. What if they forgot to deed you access from the road to your home, or many other things. Yes, it happens.

Not familiar with the standard practice in Texas but in NC, closing attorneys generally handle the title search and actual closing event.
