Tami, the best piece of advice I think anyone can give you is A.figure out where you want to be. B.Find a good realtor there who will know the market and be more able to find what you want. C. Find a good mortgage broker and get pre approved so you KNOW what you qualify for. Ask the realtor about brokers, see if you have friends who may know someone where you are looking, heck run the question on this site and see what pops up. But the first thing is figure out where.
I can relate to your story. When I got divorced, my credit was shot also because of a credit card held in both names. He had the mail forwarded somewhere so I never saw the bill to pay it, and he didn't pay it. It was in default for close to a year.
You can go online to the credit reporting sites and run your credit. Do this asap. Unfortunatly for me, this wasn't available back then; but with everything being online these days, it may work to your advantage.
There was one company, pretty sure it was Equifax that refused to add a note to my credit explaining the situation. Had they done this, it may have helped me.
