UPDATE: Thanks again to all who responded to this thread! I now know more about septic systems than I ever wanted to!

Ultimately the system failed the inspection. It needs to be completely redone on a new site including a new leech field.
We are waiting on a quote for the new system, but due to the difficult layout of the yard and a pool which is directly in the way, we are probably looking in excess of $30,000.

The house is a short sale so we're waiting to hear if either the owner or the bank will fix it. If not I guess this house is out of the running ($1000 in inspections later).

Damn.

Don't know if I mentioned it- but if there is a soil problem and the secondary part of the tank...The grey water weeping system is not working due to being installed in dense soil or clay...There is an alternative..The do make these newer "holding tanks" _ they are below ground- and are huge..no weeping tile....You could install one of these huge heavy plastic tanks - but you have to have it pumped out every few years..and you have to go easy on water use..

As a kid we had a family in our area...we always frowned on them. There was something odd about a family business that dedicate their lives to collecting ******...It was so odd when I was a little kid and Mr. Burns would show up with his tanker truck- dig up the lid and open up the treasure box...It was kind of fascinating in a weird way...I always had this image in my mind of Mr. Burns tripping and falling into the tank of fermented crap...and disappearing for ever- I always thought - "what a terrible way to drown"...
