We just got the seller disclosures for a house we're thinking of bidding on, and it says they have a past issue with carpenter bees. Specifically: "occasionally carpenter bees get into exterior wood, but everything has been treated and repaired" and they have a monthly service contract with an exterminator. We have no experience with carpenter bees. Is this a dealbreaker, minor problem, or no problem at all?

Usually not a major issue. Carpenter bees are a pretty common insect, and you can find them anywhere in NJ if you have wood on your house. Since it is being treated, it's even less likely that it's an issue. Part of the inspection will be for wood destroying insects like this one. When you have your home inspection, make sure the inspector looks for damaged caused by them.
Carpenter bees are indeed very common in NJ. The home inspection on my last NJ property identified carpenter bees in the garage and we had a company treat the problem. The buyers were satisfied.
I actually like Carpenter Bees--I just don't like them making holes in my wood porch. I don't like killing them, though, so I put up an old board in my garden area and they're using that now instead of my house. They're pretty good at pollination, so my garden seemed the perfect spot!
They are common here, in Va., too...they will bore a hole, perfectly round, into whatever wood they can find. You can kill them, but they are a PIA!!!!
Occasional carpenter bees get into everyone's exterior wood. As long as they're being treated -- and the service contract usually stays with the home, not the owner -- they're nothing to worry about.
Other than treating the wood, your other choice is to seal the wood with paint, etc., so they can't get in.
