There is no realtor and the inspection is already ordered. OP - I would highly recommend not listening to people that can't interpret your easy to read post, they clearly do not have your best interest in mind.

Anyway, without knowing the complexities of your contract, it is difficult to say what you need to do next. Look at it (the contract) closely write down the items that need to be handled, then write down anything that you don't know how to handle - take special care with all dates and be sure you or a trusted and qualified person is on top of the details.

First off, congrats on buying a home. That is an exciting time but it can be stressful as well. Not very many people put in enough thought and time as you have. Termite inspections and electrical inspections, in my mind are the most important.
