What I would do is give the agent 2 weeks notice. Have them put it in the MLS so that it shows on realtor.com as an open. Make sure he has directional signs and balloons (helium). You might also go to the dollar store to buy some.
Post on craigslists about the open and take out a newspaper ad if the agent won't. Make it known there is a new lower price. Hopefully that will bring them in.
I know opens don't sell many houses but you have to try since you are committed to the new place. Even if someone comes and tells their friends about your place, it may sell.

Also, don't forget to let your neighbors know they are welcome to stop by and take a look! Obviously not the ones who are also selling, but anyone you are acquainted with that you know isn't trying to sell. We put the word out in our neighborhood and our buyer is a friend of one of our neighbors. The people staying in the complex may want to have friends or family closer to them, like mine did. It's a long shot but a tip I got off a website that worked out for me.

Thanks for the tips - but we've done all of it.
Not since we lowered our price this second time.
My agent told me he wasn't going to do any more open houses. He said that open houses don't sell houses - that it's all about the price. Can you believe it?!!?

Roselvr - just checked this thread out again. Yes, it was you I was throwing kudos at. Don't know how magellan got in the there, but I'm sure magellan deserves kudos on another thread so let's just say both of your guys are tops!!!
Belize - it sounds like you and your agent have done just about everything possible. Give your new price point a couple of weeks to work its magic. There's always peaks and valleys of activity in any market, and you may just be in an exceptionally slow couple of weeks. Hang in there!!!
